How Much Does It Cost to Build a Custom Home in Wilson County, TN?

Building a custom home in Wilson County, TN typically costs $200 to $550 or more per square foot for construction in 2026. For a 2,500 square foot home, that works out to roughly $500,000 to $1.4 million before land. Finishes, design, site conditions and county fees decide where you land. Peerless Development, a licensed new home construction builder based in Mt. Juliet, can price your plan in a consultation.

The Short Answer: Custom Home Costs in Wilson County

Most custom homes in Mt. Juliet, Lebanon, Watertown and the rest of Wilson County fall into one of three cost tiers. Keep in mind these ranges cover construction only. Land, site work, utilities and fees come on top.

  • Semi custom with standard finishes: about $200 to $275 per square foot
  • Mid range custom: about $275 to $400 per square foot
  • Luxury custom: about $400 to $550 or more per square foot

Those numbers line up with 2026 Tennessee cost data. HomeGuide reports $180 to $350 or more per square foot statewide, with high end custom homes passing $500. Surveys of Tennessee custom builders land between $250 and $550 or more depending on finish level. Want a number for your plans specifically? Talk to our team.

What Does a Custom Home Cost by Size?

Size is the biggest single factor. Here's how those per square foot ranges play out for common home sizes in Wilson County, using the same approach we take when pricing every custom home build:

Home SizeSemi Custom ($200 to $275 per sq ft)Mid Range ($275 to $400 per sq ft)Luxury ($400 to $550+ per sq ft)
2,000 sq ft$400K to $550K$550K to $800K$800K to $1.1M+
2,500 sq ft$500K to $688K$688K to $1M$1M to $1.38M+
3,000 sq ft$600K to $825K$825K to $1.2M$1.2M to $1.65M+
3,500 sq ft$700K to $963K$963K to $1.4M$1.4M to $1.93M+
4,000 sq ft$800K to $1.1M$1.1M to $1.6M$1.6M to $2.2M+

Simple rectangular plans cost less per square foot than designs with multiple rooflines, vaulted ceilings or a walkout basement. Our planning and design phase helps you see those tradeoffs before your plans are locked in.

What Is Included in the Cost to Build a House?

A custom home budget covers far more than framing and finishes. Here are typical 2026 ranges for the major categories on a Wilson County custom home. Our FAQ page explains how we turn these into a fixed plan for your home.

  • Foundation: $44,000 to $65,000
  • Framing: $65,000 to $95,000
  • Roofing: $25,000 to $60,000
  • Siding and exterior: $20,000 to $40,000
  • Windows and doors: $16,000 to $50,000
  • Electrical: $24,000 to $28,000
  • Plumbing: $15,000 to $20,000
  • HVAC: $20,000 to $30,000
  • Interior finishes and fixtures: $125,000 to $200,000 or more
  • Appliances: $5,000 to $18,000

Interior finishes create the widest swing. Cabinetry, countertops, tile, flooring, trim and lighting can double in cost from one finish level to the next. Wilson County Costs Most Budgets Miss

Every county has its own fees and site quirks. These are the Wilson County items we see left out of early budgets most often, and they're all things we price during our design build process.

Building Permit Fees

For homes in unincorporated Wilson County, the Wilson County Building Inspector in Lebanon charges a residential permit fee of $0.70 per square foot. That fee covers living space, attached garages, bonus rooms, sunrooms and basements, finished or not. A 2,500 square foot home with a 600 square foot attached garage would pay about $2,170. Applications are made in person, and fees are paid in full up front. We handle this paperwork on every new construction project.

Homes inside Mt. Juliet or Lebanon city limits are permitted through each city's own codes department, and their fee schedules are different.

Adequate Facilities Tax

Wilson County lists a $5,000 Adequate Facilities Tax for new residential construction in the unincorporated county, paid at permitting. Fees can change, so we confirm the current amount with the county for every Wilson County build.

Rock, Soil and Site Preparation

Wilson County is known for shallow limestone and cedar glades, especially around Lebanon and the eastern side of the county. Basic excavation and grading often costs $1,500 to $10,000. On lots with heavy rock or steep slopes, excavation can top $100,000 when hammering or blasting is needed. A site review before design keeps this from turning into a surprise, and it's one of the first things we do when you request a consultation.

Septic Systems and Utilities

Plenty of rural Wilson County lots aren't on public sewer. Those properties need a soil evaluation and a state approved subsurface sewage disposal permit before construction. Shallow soils can call for an alternative system that costs more than a conventional one. Getting utilities to a lot typically runs $9,000 to $34,500 or more, and a public water and sewer connection alone can cost $2,600 to $17,000. Our FAQ page covers more site questions.

Survey and Design

A land survey for new construction usually costs $400 to $1,800. Design and engineering costs depend on how complex the plan is. With a design build firm, design and construction are priced under one contract, which keeps the plans tied to your budget from the start.

HOA Review

Many newer Mt. Juliet neighborhoods require HOA approval for exterior materials, rooflines and colors. Approval can add weeks, so we build it into the schedule early. You can read more about building locally on our Mt. Juliet page.

Which Wilson County Location Fits Your Build?

Where you build inside the county changes both the cost and the process. Here's a quick comparison, and our Wilson County page covers each area in more detail:

  • Mt. Juliet: closest to Nashville, with more subdivision lots, public utilities and HOA design standards. Lots cost more, but site and utility costs are often lower.
  • Lebanon: the county seat, with a mix of city lots and nearby acreage. City lots follow Lebanon's own codes department.
  • Watertown, Gladeville and rural Wilson County: larger parcels and lower land prices, but plan for driveways, septic systems, utility extensions and more rock excavation.

A cheaper lot doesn't always mean a cheaper project. We compare the full cost of each site before our new construction clients commit to buying.

How Do Construction Loans Work for a Custom Home?

Most custom homes are financed with a construction loan rather than a standard mortgage. The lender releases money in stages, called draws, as the build hits milestones like foundation, framing and drywall. Many people choose a construction to permanent loan, which turns into a regular mortgage once the home is finished. Lenders usually want detailed plans, an itemized budget and a licensed builder before they approve anything. That's one more reason to lock in pricing during preconstruction.

Is It Cheaper to Build or Buy in Wilson County?

Buying is often cheaper up front. Building lets you choose the layout, energy performance and finishes, and you skip the near term repairs that come with older houses. If you already love your home but it no longer fits, a whole home remodel or home addition may cost less than building new. We'll tell you which path makes more sense.

How Long Does It Take to Build a Custom Home in Wilson County?

Most custom homes move through two stages. Our FAQ page explains what happens in each one:

  1. Design and preconstruction: typically 3 to 6 months for plans, selections, engineering, pricing and permits
  2. Construction: commonly 10 to 16 months, depending on size, complexity, site conditions and weather

One local detail worth knowing: a Wilson County residential permit can't stay active for more than 24 months without a certificate of occupancy or other final approval. A realistic schedule matters from day one, and it's something we map out in every consultation.

How to Keep Your Custom Home on Budget

A few habits make a big difference, and they're built into how we run every custom home project:

  • Set your finish level early. Choosing selections before pricing prevents change orders later.
  • Review the site before design. Rock, slope, septic and setbacks shape the foundation and floor plan.
  • Keep the footprint efficient. Simple rooflines and stacked plumbing walls lower framing and mechanical costs.
  • Use one contract. A design build contract keeps the designer and builder working toward the same number.
  • Hire a licensed general contractor. Tennessee requires a license for projects of $25,000 or more, and permitted, inspected work protects you at appraisal and resale.
