Outdoor Living Spaces in Nashville, TN

Peerless Development designs and builds outdoor living spaces throughout Nashville and Middle Tennessee — covered patios, porches, screened rooms and outdoor kitchens. Roof tie-ins, footings and drainage are detailed during design so new structure meets the house correctly.

Scope

Outdoor Spaces We Build

Covered Patios

Roofed outdoor rooms tied into the existing roofline, with the intersection flashed and drained so water goes where it should.

Porches

Front and rear porches on proper footings, with structure, railings and finishes matched to the house.

Screened Rooms

Enclosed, conditioned-adjacent space that keeps the room usable across seasons without the scope of a full addition.

Outdoor Kitchens

Gas, water, drainage and electrical runs planned with the structure, not retrofitted after the slab is poured.

Design Detail

Where New Meets Old

An outdoor room succeeds or fails at the roof tie-in. Joining new structure to an existing roofline means matching planes, managing water at the intersection and flashing a transition that has to stay dry for decades. It is the detail most likely to be drawn optimistically and figured out on site, so we resolve it during design.

Underneath, the structure sits on its own footings designed around soil conditions, and the grading has to move water away from the house rather than toward it. Outdoor spaces follow the same footing and roof tie-in logic as a home addition or garage.

Detailed During Design
  • Roof tie-in details and waterproofing where new structure meets old
  • Footings sized for the structure and the soil it sits on
  • Drainage and grading so water moves away from the house
  • Lot coverage, impervious surface limits and setbacks for the parcel
  • HOA architectural review and the timeline it runs on
  • Gas, water, drain and electrical routing for kitchens and lighting
Common Questions

Outdoor Living, Answered

  • Yes. Additions require permits, and the design has to satisfy lot coverage, impervious surface limits and setback requirements before it will pass review. Where an HOA is involved, architectural review runs on its own timeline. We check lot and zoning constraints during design rather than after.
