Ground Up

Custom Home Builder for Ground Up Construction in Middle Tennessee

Building from the ground up means you decide how the house actually lives, from the layout and natural light to the finishes. And instead of juggling an architect, a designer and a builder, you work with one accountable crew. Read more on our about page.

Most of our new construction work falls into a few categories, and you can see examples on our projects page:

  • Custom homes designed around your lot, your family and the way you live
  • Ground up homes on infill lots, acreage and teardown sites
  • Detached garages and outdoor living spaces planned alongside the main house
  • Investment properties built for hold or resale with our investments team
Process

How Does the Design Build Process Work?

Every new home moves through the same five phases, so you always know what comes next. Our FAQ page covers the common questions.

  1. 01Consultation: You share your property, goals, budget and timeline.
  2. 02Planning and design: We develop plans and selections that fit your lot and your budget.
  3. 03Preconstruction: Permits, engineering, pricing and scheduling get settled before any work starts.
  4. 04Construction: Builder led project management with clear, regular updates.
  5. 05Completion: Final walkthrough, inspections and handover of your finished home.
Site Review

What Do We Check Before Breaking Ground?

Most budget surprises start with the site, not the house, so we study your lot before the design is final, just like on every whole home remodeling project:

  • Lot coverage, impervious surface limits and setbacks
  • Soil, grading and foundation conditions
  • Water, sewer or septic, plus electrical service capacity
  • HOA architectural review requirements and timelines

Sorting these out early means the home we draw is the home we build. Planning a home addition later? We'll leave room for it in the site plan.

Licensing

Why Hire a Licensed General Contractor for New Construction?

Tennessee requires a licensed contractor for any project of $25,000 or more, and earning that license means submitting a reviewed or audited financial statement from an independent accounting firm. Licensed, permitted and inspected work protects you at appraisal and when you sell. Ask our team if you'd like the details.

Budget

How Much Does New Home Construction Cost in Middle Tennessee?

It depends on size, finish level, design complexity and the site itself. As a rough guide, custom homes in Tennessee commonly run about $200 to $550 or more per square foot before land, site work, utilities and permit fees. Our Wilson County custom home cost guide breaks down every line item.
